Standard Self-Contained
Complete Self-Contained appraisal report. This report is designed to fit the needs of most banks. There is less emphasis on market trends, but it does include a brief sub-market analysis, abbreviated explanation and justification of property adjustments. No tax comparables or expense comparables. This report is typically 125-150 pages.
Institutional Summary Report
Complete Summary appraisal report. Departure Rule is not invoked. Abbreviated neighborhood and property descriptions. Sales and rents are in summarized display form. Land sales and improved sales are adjusted in a grid. Photographs of sales and rentals are typically not provided, unless the client requests. Photographs of the subject and all applicable maps are included.

Complete Summary appraisal report. Abbreviated neighborhood and property descriptions. Sales and rents are in chart form. No photographs of sales and rentals are provided, but photographs of the subject and all applicable maps are included.
Restricted Use Report
A Limited Appraisal in a Restricted Use appraisal report. Required definitions to comply with USPAP. Typically only one approach to value, generally Sales Comparison. The report will include comparables, limited analysis. There is a brief description of property. Photos of subject only. Plat map and flood map only.
