Property Renditions - Another Way to Protect Your Rights

In the next few weeks, property owners across Texas will start receiving their assessed values for 2009. This is when most property owners shudder at the way the county appraisal districts increase the value of their property to collect more taxes. But one way to exercise your rights as a taxpayer is to file a rendition.

A rendition is a form you may use to report the taxable property you own on January 1 to your appraisal district. Many taxpayers are not aware that both real and personal property may be rendered. The rendition identifies, describes and gives the location of your taxable property. Business owners must report a rendition of their personal property. Other property owners may submit a rendition if they choose.

The benefits of filing a rendition is to guarantee you get a notification of increased appraised value, regardless of the amount. In most other cases, the counties can elect to send out notifications only if the value increases by $1,000 or more. Additionally, the rendition also puts your opinion of the value of your property on record with the appraisal district.

In order to take advantage of this simple measure, you need to file your rendition by April 15. You may apply, in writing, for a 30-day extension, but your request must be postmarked by April 15.

If your property is taxed by more than one county, you must file a rendition with each taxing authority.

If you feel your property's assessed value is too high, it's your right to file a formal protest. You can protest your property value yourself, or hire a professional consultant to handle your protest for you. Either way, there's no reason to pay more property taxes than is required by law.
