Rural property appraisals require a special skill set many urban residential appraisers often do not possess. This includes single-family residences on small acreage, timber investment tracts and large agricultural tracts. Rural appraisers understand the unique nuances found in smaller rural markets and have the ability to not only interpret the broader indicators of smaller markets, but also speak the language and “relate” to all parties involved.

It is not uncommon for urban appraisers to have difficulties assessing trends in rural areas where published data is scarce. It takes a rural property appraiser, familiar with the rural lifestyle, to successfully derive information from numerous sources including local appraisal districts, brokers active in the area and landowners. Before the internet era and instant access to multiple forms of market data, all appraisals were performed in this manner. Although most urban areas now have instant access to a wide array of data, most rural areas still do not.
