DentonCAD 2017 Property Tax Protests

Denton County Appraisal District Property Tax Protests:- Denton County property owners filed 72,050 protests in 2017.  This is a 13.5% increase over 2016 and a 49.9% increase over 2015. The portion of Denton County accounts protested increased from 11.34% to 15.98% in 2015 to 2017. Owners filed protests for 1) houses (46,300) and 2) commercial / other (25,760). Denton County protests for houses are rising more quickly than appeals for commercial/other. Single-family owners filed appeals for $15.84 billion of houses and commercial owners filed appeals for $15.76 billion. The value of Denton County houses protested in 2017 rose from $13.03 billion last year to $15.84 billion this year. Denton County Appraisal District conducted 60,030 informal protests and Denton County Appraisal Review Board held 5,000 ARB hearings. Denton County protests settled informally rose from 35,150 in 2015 to 60,030 in 2017. Denton County property owners achieved property tax savings totaling $85.50 million (based on 2.7% tax rate and no exemptions) for informal and formal (ARB) hearings. Denton County property owners who protested and attended the informal hearing were successful in 88.12% of appeals in 2017, but only about 15.98% protested. Is it a mystery why more don’t appeal given the probability of success.
