Protests of Hidalgo County Appraisal District Values Pays Big!

Hidalgo County Appraisal District is responsible for accurately valuing the houses in Hidalgo County.  Overall the average value is close to 100%.  The median defines the number for which an equal number of records are above and below this level.  The median assessed value in 2020 in Hidalgo County for houses is 94.95%, based on a ratio study of 2019 and 2020 231 home sales prepared by O’Connor.

Most Houses are Not Valued Accurately in Hidalgo County

Many houses are well above or well below this level.  There were a total of 231 houses in the study.  Of these, 84 houses (36.3%) were assessed at more than 100% and 147 of houses (63.6%) were assessed below 100%.  The range of errors is large.  For example, there are 49 houses (21.2%) assessed at more than 110% of market value and 32 houses (13.8%) valued by Hidalgo County Appraisal District above 120%.  In fact, incredible, 24 houses were assessed at more than 130% of market value!  That’s right, 24, or 10.3% of the houses in the sample were assessed at more than 30% in excess of the fair market value based on a recent sale.

How Can You Make Sure You Are Not Overtaxed?
