Protests of Williamson County Appraisal District Values Pays Big!

Williamson County Appraisal District is responsible for accurately valuing the houses in Williamson County.  Overall the average value is close to 100%.  The median defines the number for which an equal number of records are above and below this level.  The median assessed value in 2020 in Williamson County for houses is 96%, based on a ratio study of 2019 and 2020 12,345 home sales prepared by O’Connor.

Most Houses are Not Valued Accurately in Williamson County

Many houses are well above or well below this level.  There were a total of 12,345 houses in the study.  Of these, 3,554 houses (28.8%) were assessed at more than 100% and 8,791 of houses (71.2%) were assessed below 100%.  The range of errors is large.  For example, there are 668 houses (5.4%) assessed at more than 110% of market value and 252 houses (2.0%) valued by Williamson County Appraisal District above 120%.  In fact, incredible, 145 houses were assessed at more than 130% of market value!  That’s right, 145, or 1.2% of the houses in the sample were assessed at more than 30% in excess of the fair market value based on a recent sale.
